The comps are showing there could be immediate equity even with $100k of work. Many of the "hard to do" items have been completed. Here is what has been done: House is being painted. Electrician currently updating the electrical. Removed all tree limbs over structure. New 200Amp electrical service (Watts Electric). Replaced all damaged roof sheeting, fascia and soffit. Installed all new roofing (Acosta, Angelina Roofing). Replaced damaged gutters downspouts and repaired some existing that could be. Replaced water damaged floor joist, sill plate, banboard and floor sheeting - back door & kitchen area. Removed all ceiling drywall and insulation. Removed water damaged particle board over existing plywood living room, dining room and kitchen. Installed 7/16 OSB over existing 1/2" plywood in living room, dining room and kitchen. Filled in once removed half below ground swimming pool in backyard. Replaced 3 sheets of water damaged siding included studs and double top plate. Repaired and/or replaced damaged drainage pipes/gutter to back property line. As more work is done, we will update. There is a very good chance the list price will increase as more work is completed.
